Why Marsa Al Saadiyat
Marsa Al Saadiyat is the final developable phase of Saadiyat Island. Once this phase is sold, no further developable waterfront land remains on the island.
The AED 100 billion masterplan runs along 8 km of waterfront and includes Abu Dhabi's largest marina, with about 350 berths. Four residential categories are planned: waterfront apartments, villas, branded residences, and private mansions. First residential sales are expected in H2 2026.

Why buy in Abu Dhabi
Saadiyat Island apartments reached AED 43,100 per sqm in the year to June 2026, the highest apartment price in Abu Dhabi, according to Knight Frank. That average still sits below prime pricing in Hong Kong (USD 3,860 per sqm), New York (USD 2,590 per sqm), and London (USD 1,920 per sqm).
About 86 per cent of Saadiyat buyers are expatriates. The island is a designated freehold zone, open to all nationalities. Purchases of AED 2 million or more qualify for the 10-year UAE Golden Visa. Off-plan funds are held in escrow under the Abu Dhabi Real Estate Centre (ADREC) framework.
