Marsa Al Saadiyat is an AED 100 billion masterplan spanning approximately 6.4 million square metres and 8 kilometres of waterfront, with Abu Dhabi's largest marina, beaches, schools, and a theatre district. Talay sits within this masterplan context. Specific Talay building details will be confirmed at launch.

Talay is positioned within Marsa Al Saadiyat, Aldar's final waterfront chapter on Saadiyat Island. The masterplan places homes minutes from beaches, beside Abu Dhabi's largest marina, along a waterfront promenade, and near world-class education planned across the development.

THE LOCATION
Talay at Marsa Al Saadiyat sits within the Marsa Al Saadiyat masterplan on the southern and western waterfront of Saadiyat Island, directly adjacent to the Saadiyat Cultural District. Saadiyat Island is approximately 500 metres off Abu Dhabi's coast.
The development is about 15 minutes by road from Abu Dhabi city centre and Zayed International Airport, with Yas Island a short drive away. Cultural landmarks within reach include the Louvre Abu Dhabi, Zayed National Museum, and Manarat Al Saadiyat.

INVESTMENT CONTEXT
Marsa Al Saadiyat activates the final phase of the Saadiyat Island masterplan. Once this phase is sold, no further developable waterfront land remains on the island. Talay is the first named release within that chapter.
Approximately 86 per cent of Saadiyat Island buyers are expatriates. Purchases above AED 2 million qualify for the 10-year Golden Visa in designated freehold zones. Off-plan funds are held in escrow regulated by Abu Dhabi's Department of Municipalities and Transport.
