Destinations
Saadiyat Island suits buyers who want a quieter cultural waterfront; Yas Island suits those who want attractions and marina energy; Fahid Island suits buyers who want a 2025 coastal wellness masterplan between the two; Ramhan Island suits buyers who want Eagle Hills' natural island with marina apartments and waterfront villas; Al Ghadeer suits buyers prioritising mainland value and corridor access.
Saadiyat Island is Abu Dhabi’s cultural and residential waterfront, framed by museums, beaches, and lower-rise neighbourhoods. Buyers who shortlist Marsa Al Saadiyat or Mandarin Oriental Residences typically want a calmer daily setting, Cultural District adjacency, and a longer-hold waterfront brief. The island is a designated investment zone, so non-GCC nationals can purchase residential stock under the title form set out in each sales and purchase agreement.
Yas Island is Abu Dhabi’s entertainment and marina island, with circuit, mall, hotel, and leisure anchors around residential communities. Buyers who shortlist The Canopies at Yas Point usually want park-centred apartments inside Yas Point, weekend amenity density, and a faster hop to Zayed International Airport than a Saadiyat-first brief. Yas Island is likewise a designated investment zone, with title and registration steps confirmed per release.
Fahid Island is Aldar's newest coastal wellness community between Yas Island and Saadiyat Island, unveiled on 2 June 2025. Buyers who shortlist Fahid Beach Terraces or The Beach House Fahid typically want a nature-first island brief with first handovers from Q2 2029.
Ramhan Island is Eagle Hills' natural island off the Abu Dhabi coast with 1,060 villas, 900 marina apartments, and a 170-berth yacht club. Buyers who shortlist Ramhan Marina or Ramhan Island Villas typically want private-beach villa living or promenade apartments with marina energy.
Choose Saadiyat Island when culture, beach, and quieter evenings lead the brief; choose Yas Island when leisure access and airport convenience lead it; choose Fahid Island when wellness-first design between the two established islands leads it; choose Ramhan Island when Eagle Hills waterfront villas or marina apartments lead it. Read the destination guides before you lock a project shortlist.
Al Ghadeer introduces a mainland profile alongside the two islands. Typical buyer briefs in this corridor centre on mid-market ticket sizes, first-time ownership, and young-family layouts, often in the AED 1.5M to AED 4M consideration band depending on phase and stock. Use the Al Ghadeer hub and market page before shortlisting.

Process
An Abu Dhabi off-plan purchase typically runs through five stages: reservation, sales and purchase agreement, escrow, milestone payments, and handover.
Summary only; see the fuller walkthrough on the Mandarin Oriental Residences page. Steps follow Abu Dhabi Real Estate Centre (ADREC) framing and developer schedules, not Dubai RERA. Dates remain subject to official confirmation by Aldar Properties. how buying off-plan works at Mandarin Oriental Residences.
You reserve a specific unit through an authorised sales channel once a release is open. The booking payment, where published, opens that reservation under the project payment plan. Until Aldar Properties issues unit-level packs, interest registration is not a paid reservation.
The sales and purchase agreement (SPA) is the binding contract with the seller. It sets the unit, price, payment schedule, title form, and target handover. Read branding, service, and variation clauses before you sign; homepage summaries never replace the contract.
Buyer funds for Abu Dhabi off-plan units go into a project escrow account under ADREC’s escrow framework. Escrow ring-fences purchase monies for the development; it does not guarantee a handover date.
After booking, remaining instalments usually follow construction progress and a final tranche on handover, in the percentages Aldar Properties publishes for that release. Mandarin Oriental Residences uses a published 65/35 structure; The Canopies at Yas Point uses 55/45; Marsa Al Saadiyat percentages remain TBA until first sales open.
At handover you settle the final instalment, complete snagging and title steps in the SPA, and take keys when the unit is ready. Windows such as Q3 2028 for Mandarin Oriental Residences or September 2030 for The Canopies at Yas Point stay subject to official confirmation by Aldar Properties.
Registration
Priority registration records your buyer brief with The Upsides so you receive release notices and brochure packs when Aldar Properties opens or updates a chapter on Saadiyat Island, Yas Island, or Fahid Island. It does not reserve a specific unit, lock a price, or guarantee allocation when sales open. Registration with The Upsides is free of charge for the buyer and creates no obligation to purchase. After you register, the team follows up by email with the materials available for your shortlist. When a release opens, that follow-up covers how to move from interest into a formal reservation under the published payment plan for Marsa Al Saadiyat, Mandarin Oriental Residences, The Canopies at Yas Point, or Fahid Beach Terraces, subject to official confirmation by Aldar Properties.
