Saadiyat Island Property Prices: Q2 2026 Data and Outlook

Saadiyat Island is Abu Dhabi's premium residential address, and it is still appreciating fast. This page tracks Saadiyat Island property price and rent performance through Q2 2026, and explains why the island's supply picture is now permanently changed.

Apartment capital values, annual change+18.3%
Villa capital values, annual change+12.0%

Saadiyat's 18.3% annual apartment growth ranked among the strongest of Abu Dhabi's established communities in Q2 2026, behind higher-percentage movers like Al Reef that grow from a far lower price base. Growing 18.3% at Saadiyat price levels represents substantially more absolute value gain per property than 41.6% growth at Al Reef levels. Rents on the island held stable through the quarter, consistent with the emirate-wide 0% rent cap introduced on 2 June 2026.

The Supply Picture: Saadiyat's Final Phase

The defining fact for Saadiyat Island pricing is scarcity. Aldar's AED 100 billion Marsa Al Saadiyat master plan, launched on 22 July 2026, is confirmed as the final development phase of the island: once its chapters are released and sold, no further land release is expected. For existing owners, that caps future competing supply. For buyers, it makes the H2 2026 first residential sales launch at Marsa Al Saadiyat the last opportunity to buy a new-release Aldar home on the island at launch pricing.

Aldar's other currently selling Saadiyat Island projects, including Mandarin Oriental Residences, sit at the branded, top end of the market and set the price context into which Marsa Al Saadiyat will launch.
