Al Marsa Villas represents the villa tier of Fahid Island, the only standalone private villa product currently confirmed on the island. Fahid Beach Residences, Fahid Beach Terraces, and The Beach House Fahid are apartment and duplex buildings. Al Marsa Villas will be the first private villa community released on Fahid Island. Al Marsa Villas will be built on individual plots, not a stacked or podium configuration. Each villa sits on its own land, with direct access to one of three settings depending on plot position: the beachfront, Fahid Island's inland waterways, or the surrounding parkland.
Four distinct architectural layouts are planned across the 4-7 bedroom range. Beyond that, Aldar has not yet released specifications. What is known is that standalone private villas on a masterplanned wellness island, with 11 km of coastline and 940,000 sqm of green space, represent a different product from the apartment releases already selling on the island.

Al Marsa Villas sits within Fahid Island, Aldar's AED 40 billion wellness destination between Yas Island and Saadiyat Island in Abu Dhabi. The island was unveiled on 2 June 2025 as a 2.7 million sqm master development with more than 6,000 homes planned across apartments, townhouses, and villas. The UAE's first Fitwel-certified island, it dedicates 30% of its land to natural space: mangrove forests, restorative gardens, and green trails.

Fahid Island's three released residential projects are apartment and duplex buildings. Al Marsa Villas is the only planned private villa community on the island: standalone homes on individual plots, not shared-building residences. On an island designed around wellness, privacy, and connection to nature, a standalone villa plot with direct beachfront or waterway access is a different proposition.
