The partnership
TARAF with Mubadala and Kerzner
On 1 October 2026, Mubadala, TARAF and Kerzner International announced One&Only Private Residences Al Maryah Island, a collection of ultra-luxury homes in Abu Dhabi's waterfront business and lifestyle district.
TARAF, the real estate division of Yas Holding, is the developer. Mubadala is master developer and steward of Al Maryah Island. Kerzner develops and operates One&Only and Atlantis, with One&Only resorts in nine countries, and created Atlantis The Royal Resort & Residences in Dubai.
Architecture
A 44-floor tower on Al Maryah Island
The tower rises about 230 metres across 44 floors, positioned toward the Arabian Gulf, the canals around Al Maryah Island, and the Abu Dhabi skyline.
The palette uses warm terracotta, champagne-toned metals and glazing. At the heart of the tower is an elevated landscape of gardens, terraces, wellness and social spaces.
